Grange Gorman, Dublin 7

A High Density Mixed-Use Development currently in the Planning Process addressing North Brunswick St & Grangegorman Road Lower and a pivotal site regarding the future integration of the Grangegorman DIT Campus with Smithfield and the City. The scheme consists of high quality dual-aspect residential living, retail, restaurants, live-work units, naturally ventilated offices and creche facilities arranged around a series of new public streets and private residential courtyards including a new north-south pedestrian street allowing future links into the Grangegorman campus.

Nangor Road, Clondalkin

This site is considered a key gateway to the village of Clondalkin being located in a prominent position at the northern junction of Ninth Lock Road, and Nangor Road, and is zoned ‘TC’ - to protect, provide for and / or improve town centre facilities.

This proposal outlines a mixed use development with Commercial Shopping and Offices at ground and first floors with a new public plaza being created to the south west area of the site. Residential development at upper levels will be accessed from ground floor level, with large landscaped courtyards to first floor level, and incorporation roof gardens where appropriate at upper levels.

There are excellent public transport links including two bus corridors, and the new Luas route is proposed to pass close to the site en route to Clondalkin Village.

The area is targeted in the South Dublin County Council development plan for renewal, and it is envisaged that this development will be a flagship creating a new destination, and amenity / shopping location in the area to service both existing residential development and future developments currently in planning or at design stage.

The development proposals are under discussion with the Planning Department of South Dublin County Council, and will form the basis of a Planning Application in early 2007.

Phibsboro Town Centre : Dublin 7

Magnificent makeover for one of the Grand Dames of Dublin shopping centres. Built by the great Galen Weston in 1966, Ireland's second ever shopping centre and office tower is set to be transformed into an extended modern urban shopping mall stretching from Phibsboro Road onto the North Circular Road and integrating exclusive apartment living together with modern offices.

Lucan Road, Chapelizod

This involved the creation of an urbanesque edge. Lucan Road is a development of 43 apartments in a conservation area with only a 15 minute drive to the city centre.

This high density apartment scheme is set on a constrained sloping site on the edge of Chapelizod village, Dublin. The design involved the creation of a new edge to an existing street which frames an elevated courtyard development to the rear.
